M40 is a hybrid place, between loft and modernist villa.

Located on the beach of Les Pesquiers, in direct contact with nature thanks to its exceptional bay windows, it pays tribute to the growing interest of the city and the region for design and new creation which, through the design festival, the fashion festival, the Villa Noailles and the Carmignac Foundation, are as many events and places that animate throughout the year this small piece of preserved coastline.

This 110 m2 ground floor space has a rooftop, a small swimming pool and various outdoor spaces including a patio sheltered from the wind, covering an area of over 200 m2. Inside, you will find a large living room with windows throughout and open onto a contemporary kitchen, an office facing the racecourse, 2 bedrooms open onto a bathroom extending outside for the 2 showers, thus offering a unique experience.

Its location is exceptional: located 10 metres from the beach, it offers a panoramic view to the east over the Golden Islands and from the ground floor terrace or the rooftop and at sunset over the hippodrome park adorned with a forest of umbrella pines.

A utilitarian minimalist setting, M40 reveals its framework and its transparency. The circulation is organised around walls forming ceramic curtains, letting the light through their canopies. There is no longer any notion of exterior or interior. In summer, the immense bay windows of almost 14m let in light and offer an unequalled contact with nature.

The contrast between the activity of the beach 10 metres away and the silence of the terrace overlooking the park of the racecourse of several hectares is striking.
You can enjoy the sunsets from the rooftop summer kitchen and its adjoining outdoor lounge.
